Due to the tough economic times there are opportunities for owners to purchase buildings that banks could be off loading or short selling. They dollar amount of the purchase does not correlate to what an owner needs to insure a building for. The question is - if you owned the raw land what it would cost to building the building at today’s cost. The selling price has no balance on the replacement cost of a building. Make sure that the policy reflects the current building cost. Due to the challenging economic times buildings are having vacancies, the property policy contains a vacancy provision - when a policy is issued to the owner or lessee of the building and building means the entire building. A building can be deemed to be vacant unless at least 31% of the total square footage is occupied. You need to check your property form in your policy if vacancy is an issue and notify your agent/broker of the exposure.

Economic times are tough-insurance premiums can be a major cost in the operating cost of the building- the key is INSURANCE PROGRAM to fit the needs of the building which allows comprehensive coverage at very competitive pricing.
